ICB Commercial has consulted and actively participated in the corporate relocation of Transform-X. Transform-X is a rollup company in the communications industry working on a 36-month transition for several of its subsidiaries to the DFW Metroplex, with the larger moves coming from Canada (350 employees), Virginia, Arizona, and California.
ICB Commercial provided initial site selection for Transform-X to purchase a Class-A office property, inclusive of feasibility and financial analysis for future valuations, and operational expansion. Services continue to include landlord representation toward asset stability, and employee relocation (though ICB Commercial's Residential Services arm).
European Crossroads . 2829 W. Northwest Hwy, Dallas, TX . VIEW FLYER
ICB Commercial is participating in redevelopment of the former 1970's European Crossroads project in NW Dallas at Northwest Hwy and Community Drive. Plans have moved through the city with anticipated dirt moving in the coming months. Deals currently include RaceTrac, negotiations with two national junior anchors, and various regional operators.
The market caters to the Hispanic consumer, currently being near 94% of the surrounding demographic, and a traffic count of 52,000 vehicles daily.
Kessler Hills Shopping Center . Dallas, TX . VIEW FLYER
Kessler Hills SC is a 100,000sf retail center that had a former Winn-Dixie grocer go dark. It was 20% occupied in 2006. After diligent and patient repositioning, Kessler Hills was re-tenanted with government agencies on its interior and maintained a frontage retail presence.
The project has maintained over 95% occupancy since 2007, where repositioning, upgrades, and value-creation continue.
TSS Center . 7901 Blvd. 26, North Richland Hills, TX
Renovation of the former Home Depot-Expo facility at the northern corner of Davis Blvd. and Highway 26 in the city of North Richland Hills, with frontage access to Loop 820 and SH 183.
Total Shooting Sports has already leased 47,000sf. Zoning changes allow for other entertainment, amusement, and sporting outdoors-type operators including, but not limited to, Bowling, Indoor Kart Racing, Archery, Indoor Rock/Wall Climbing, Indoor Golf Range, Indoor Skydiving, and Indoor Amusement Arcade.
